MOST FLIP TAKES 3 - 12 MONTHS, IT IS A WASTE OF TIME USING THIS WHEN THE PROGRAM IS CALCULATING MORTGAGE MONTHLY EXPENSES WITH THE PRINCIPAL AND INTEREST ON 3 - 12 MONTHS TERM, RATHER THAN INTEREST ONLY.
