Poor maintenancePoor maintenance service I had a much better experience at the I would like to be able to talk to maintenance about issues and to k ow what they are doing to resolve the problem. I also don’t like that they don’t leave a note or call to tell me they have been in my apartment. They just always leave a mess for me to clean up.Version: 15.7.0

Better than nothingNotifications pop up randomly, sometimes well after they should have It was depressingly easy to accidentally close a maintenance request while trying to exit one of dropdown menus Due dates on payments are not clearly marked Login sessions are short. That would be fine, but the app will let you continue to use it while logged out, which really means you’re stuck in a snapshot that never updates or submits anything. Closing the app is the only workaround I’ve found. But making payments is quick and it is ok at maintaining a history..Version: 15.7.0

Can’t make a paymentWhen I went onto the app to make a payment with a new bank account on the first and the app had already charged my old account and wouldn’t let me cancel it. I wasn’t able to make a payment until it came back as a canceled charge. By this point it was the 4th so I got charged a $200 dollar fee..Version: 14.3.0

Rent pay section almost never works.Once your accounts are verified, you should be able to add fund. any day of the month. This part of the app ALWAYS comes up with “application error, try again later” except on the last day of the month and (I’m guessing) the first day of the month. If many folks don’t get their rent paid on time, it’s probably because they don’t have the patience to try everyday until it finally works. This isn’t a roll out where you know it’s going to be glitchy. It’s been this way since at least 8/21 when I moved in. Bad technology. Bad App oversight. The most inconvenient “convenience” app I’ve ever had to use..Version: 14.3.0

You can pay rentThis app is only good for paying rent and seeing a couple of documents. You can make maintenance requests, but I usually have to go down to the leasing office if I want it to be responded to. My building does not use the announcements or events function of this app..Version: 15.7.0

AverageDoesn’t break down or show you your charges, that comes separately in an email. It’s convenient for submitting a maintenance work order or for paying your bill, although if you’re a person who pays a few days early, you must input the amount which you must retrieve from the email. There’s not much else to the app.Version: 14.3.0

I am a new user so things may get betterThe app is not very user friendly for error explanations and methods of clarification of errors. It does tell you how many attempts you have for certain actions but no real assistance in understanding how to fix the issue..Version: 17.1.0

Greedy managementAttempting to move out of gables was such an atrocious experience that it soured my entire 15 months living there. They intentionally locked a fire exit to make it more difficult to move out on our moving date, and we had to involve the fire marshal to resolve this obvious violation. At every turn we gave them the opportunity to do the right thing, but it took escalating to the authorities just to allow us to move out of our apartment. In addition they were incredibly rude and unforgiving when it came to my parking pass, which I had loss due to the totaling of my vehicle. They deemed the fact that I did not grab the sticker out of my smashed vehicle to return to them a “security risk”. They fined me $25 and at every level of management said their hands were tied and that they were unable to remove the fine. I would recommend anyone moving to Dallas avoid the gables properties..Version: 17.1.0

Maintenance RequestI’ve only been here since 8/1/20 and have been extremely annoyed with an A/C unit outside of my bedroom window. I have put in numerous requests and complaints about the constant loud noise day and night (interrupting my sleep and work during the day), only to be told the compressor needs to be replaced and it will take 6 weeks for the part to come in. I can understand a delay due to COVID (which seems to be an excuse for everything these days), but my frustration lies with the management office in not communicating with me. But here’s a thought....perhaps the part could have been replaced by one in a vacant unit (silly me)!! I had to send several e-mails, countless phone calls and appearances at the office. I would have appreciated someone reaching out to me, instead of me always inquiring about the status. Overall, I like the complex, but not pleased with their communication skills. I have 11 months to go on my lease and if this is any indication of how my stay will be here, it won’t be a pleasant one..Version: 13.2.1

Views are incompleteThe scrolling options are hard to navigate. Looks like there are only a couple of options when there are many more to choose from..Version: 17.1.0

Do they even check the app?I have 4 outstanding request and one hasn’t been filled. They’ve canceled the original ones that were put in over a month ago. My shower doesn’t heat up, my ac barely works and they haven’t fixed either of my fans and the tile in the bathroom is still cracked up. Do they even care about residents at Gables Katy Trail?.Version: 15.7.0

Almost never works how it shouldBuggy app/often doesn’t work for one of us to submit maintenance requests (have heard this from others as well), often get error messages and have to do some weird work around, uploading pics doesn’t work. One star because i was able to submit a maintenance request just now but there were still errors and I had to do some work around..Version: 14.3.0

Poor app communicationsThe poor app is only be used for payment and all other features are extremely limited and/or not “enforced” be the local property management. The national property management company can see, review, or help with the local, specific multi-family homes using this customized Yardi application. The maintenance requests marked “Emergency” are not passed to the service technicians in a time manor that meets the lease lease SLAs. The poor 2-3 step phone call transfers for emergencies are a little better. No way to report payment problems when the utilities and fees have errors. Both Yardi and Gables failed to develop and provide basic 21st century apps that are easy for both customers (leaser) and local, onsite management can use..Version: 13.2.1

User experience needs improvementI recommend creating a way to separate out concession money from monthly rent and utility costs. For people who received a deal, e.g. 6 weeks free, the app doesn’t give you the option to easily prorate rent on your own using those concessions. Instead, it lumps them into one big central bucket that auto-drafts each month - forcing you to crunch numbers in order to reactively replenish the concessions that were auto-drafted. This also causes the account balance to be inaccurate until you go through that manual process. It’s just kind of a pain that’s not intuitively clear..Version: 14.3.0

Could be betterDecent app but could be better. One needed improvement is within maintenance requests. The person submitting the maintenance request should be able to edit or atleast delete the request if changes are needed on it..Version: 15.7.0

User IssuesThe app serves its purpose, but it’s very frustrating. You shouldn’t need to have to sign in any time the app loses focus (even for less than two seconds to copy some information down). Normally this would be annoying, but not two-star worth. Except that it takes far to long to be authenticated. It’s overall a very poor user experience..Version: 12.3.1

Not User friendlyNo option to upload image on bulletin boards. That should be the basic, if neighbors are trying to sell or give away stuff free, they should have an option to upload images. It’s good for making rent payments but besides that the bulletin board is very basic. The UX design could use a little help too, the super dark background isn’t very pleasing..Version: 14.3.0
